Appraisal Assignment.

 

You are sitting in your office on a Wednesday morning checking your email.  You get an email from a client that you copy and paste out of the email into a word document so that you can set it up.

 

Exercise: Open an email and copy and past the information out of the document.

 

Appraisal Assignment Data:  ABCD Mortgage Lenders FSB, client. Tel #: 800-555-1212. Fax #: 800-555-0000. Email: mtgelendersfsb.com. Address of Property to be appraised: 1000 Main Street, Your Town USA. Type of Property: Single Family. Type: Seven room, 3 BR Colonial, 2.5 baths. GLA: 2,455 sf. Basement: full unfinished. Age: 25 years. Land Area: 20,000 sf. Garage: 2 car. Amenities: no central AC, hw x oil heat, fireplace, kitchen remodeled in 1999, deck, in ground pool. Good condition and quality. Average location. Owner: Smith. Tel #: 555-555-555. Owner’s estimate of Value: $325,000. Loan Amount: $250,000.

 

Special Instructions: Call owner within 24 hours and arrange for inspection. Call lender after arranging for inspection. Call with verbal value or if there is a problem with value.

 

 

Note: Are there any problems with the appraisal order? Comment. Are there other questions you might want to ask the lender.

 

 

Exercises:

 

A.                 Arrange the preceding data in a table or in a column using Word.

 

B.                 Create a memo template using supplied Word templates. (For advanced users: customize as desired or as is necessary.) Use this template to write a confirmation (pretend you were able to schedule an appointment next week to see the home) back to your client, including relevant information and inserting the table your created.

 

C.                 Create a fax template using supplied Word templates.

 

D.                 Experiment further – either in class or after – with the template functions in Word. Explore how you can streamline your work using templates.

 

E.                  Understand that templates are integral part of any word processing, spreadsheet, or appraisal software program.

 

F.                  Understand the difference between a template and “overwriting.” Why is use of a template a smarter option?

 

Generic - Comparable Data:  Assume the properties are similar in style, location, quality, condition, parking facilities, and age to the subject. Sale A: 1122 Main Street, sold 3/2003, $350,000, 6-3-2.5, 20,000 sf land, 2,356 GLA. Typical amenities.

Sale B: 115695 Smith Circle. Sold 1/2003, $340,000, 7-3-2, 22,500 sf land, 2,258 sf GLA. Sale C: 0 5th Avenue. Sold 4/2003, $3460,000, 8-3-2.5, 28,000 sf of land, 2,954 sf GLA .

 

Exercise. Array this data in a table using Word. Set up appropriate format for dollars, commas, etc. to speed entry. Set up dropdowns (e.g., house style: colonial, contemporary, split, etc.).

 

Search for Comparable Data: 1/ go to MLS and look up sales in Mansfield that fall within a reasonable price range. 2/  Further confirm the sales by going onto the Mansfield Assessors Website.
